What's new on MyZameen in October 2026: Zameen Hive Unit #511, read carefully
MyZameen, the Property Blocks platform from the Zameen group, has added a new opportunity: Zameen Hive Unit #511 in Gulberg III, Lahore, announced on 29 September 2026. This article lists what changed on the platform over the last few weeks, sets out the official Unit #511 figures exactly as MyZameen publishes them, and shows what those figures imply when you do the arithmetic. It is a review, not a recommendation to buy.
The short version
- New: Zameen Hive Unit #511, a 659 sq ft one-bed off-plan apartment, is live, split into 3,156 Property Blocks at a listed market value of PKR 3.15 crore. That works out to about PKR 10,000 per block.
- The headline return is mostly cashback. MyZameen projects PKR 47.34 lakh a year in cashback on this unit, which is 15% of the listed value, and PKR 15.24 lakh a year in capital gain, about 4.8%.
- One gap needs an answer. The estimated sale price after 2 years 11 months is PKR 4.10 crore, but the estimated net sale proceed is PKR 3.61 crore. The page does not explain the roughly PKR 49 lakh difference.
- All figures are MyZameen's own estimates. Its page says they "may vary with market conditions."
What changed on MyZameen since mid-September
For context: Zameen Eon was announced as 100% funded on 10 August 2026, and the home page's returns calculator now shows Eon Unit #1521 (PKR 2.54 crore, 2,537 blocks). Unit #511: the official numbers
These are copied from MyZameen's 29 September article. We have not changed or rounded them.
The building is described as an LDA-approved G+10 residential development in Block B-3, Gulberg III, with two basement levels and amenities including a rooftop pool and gym. Those are the developer's descriptions; approvals should be checked in the documents, not taken from marketing.
What the numbers imply
Our own arithmetic on the published figures, so you can check it:
- Price per block: PKR 3.15 crore ÷ 3,156 blocks ≈ PKR 9,981, in line with the platform's PKR 10,000 entry point.
- Cashback rate: PKR 47.34 lakh ÷ PKR 3.15 crore ≈ 15.0% a year, matching the 15% in the 3 September explainer.
- Capital gain rate: PKR 15.24 lakh ÷ PKR 3.15 crore ≈ 4.8% a year. Three years of that is about PKR 45.7 lakh, which matches the PKR 45.69 lakh estimated capital gain.
- Sale price versus net proceed: a sale at PKR 4.10 crore would be about 30% above today's listed value, but the estimated net proceed of PKR 3.61 crore is only about 14.5% above it. Roughly PKR 49 lakh sits between the two numbers. It may cover fees, taxes, a developer share or something else; the page does not say.
So most of the projected return on this unit comes from cashback, not from the property growing in value. That matters because an off-plan apartment has no tenant paying rent yet. Before buying, it is reasonable to ask where the cashback money comes from and what happens to it if the project is delayed.
Two official pages, two capital-gain figures
The 3 September Hive explainer has its own example table. For 10 blocks bought for PKR 100,000 it shows PKR 1,250 monthly cashback (15% a year), a PKR 21,173 capital gain and a PKR 66,173 three-year total. On the Unit #511 snapshot, the same PKR 100,000 share of the property would carry an estimated capital gain of about PKR 14,500 (14.5%). The two pages may describe different units, purchase prices or phases, since the explainer also mentions a 7% discount to market value. Ask MyZameen which projection applies to the blocks you are actually buying.
A smaller point: the home page shows Zameen Aurum as 440 sq ft in one place and 552 sq ft in another. Small inconsistencies like this are a reason to rely on the information memorandum and purchase confirmation, not the marketing pages.
Questions to ask before you buy Hive blocks
- Is the 15% a contractual cashback, a promotional credit or rent? Who pays it while the building is under construction, and can it stop?
- What deductions explain the gap between the PKR 4.10 crore estimated sale price and the PKR 3.61 crore estimated net proceed?
- Which capital-gain projection applies to your blocks: the Unit #511 snapshot or the explainer's example table?
- What are the holding period, exit window and early-exit rules while the marketplace is still "launching soon"?
- What are the completion timeline and the remedies if possession is delayed, and where are the LDA approval and title documents?
- How is the cashback taxed, and what fees apply at purchase and at exit?
